Best PMS for 1-3 Airbnb Listings: Hospitable vs Lodgify

If you run one to three short-term rentals, you do not need enterprise software or a sales call. You need cheap, self-serve automation that syncs your calendars and stops double bookings. Here is what the public pricing and reviews actually say.

Some links are affiliate links: if you sign up through them we may earn a commission, at no extra cost to you. It never affects our ranking or verdicts. Full disclosure.
The verdict: For 1-3 listings, lead with Hospitable. Its Host tier starts at $29/mo (one property included, +$1 per extra), there is no mandatory onboarding fee, and you can sign up and sync Airbnb, Vrbo, and Booking.com yourself the same day. It is the cheaper, simpler self-serve pick at the entry channel-sync tier, with no per-booking fee on the subscription itself (note: Hospitable's optional direct-booking site, on Professional and up, does carry payment-processing transaction fees). Choose Lodgify instead only if a commission-free direct-booking website is your priority on day one: its Starter tier is $16/property/mo but adds a 1.9% booking fee, while the 0%-booking-fee Professional tier runs $40/property/mo (with free onboarding sessions). Hospitable rates ~4.8/5 on Capterra; Lodgify rates 4.5/5 on Capterra. For both, slow support is the recurring complaint. Who this is for (and what 1-3 listings actually needs)

At 1-3 listings, your problems are narrow: keep calendars in sync across Airbnb, Vrbo, and Booking.com so you never double-book, automate guest messaging so you are not glued to your phone, and keep the monthly cost low enough that it does not eat a meaningful slice of a small portfolio's revenue. You do not need owner statements, trust accounting, or a dedicated account manager. Anything sold with mandatory onboarding fees or a sales call is built for a different customer.

That filter alone narrows the field to self-serve, transparently priced tools. Hospitable and Lodgify both qualify; both publish real prices you can read before handing over a card. Real pricing, with the fine print

The headline numbers below come from the vendors' own pricing surfaces and, where the live page was blocked, from Capterra, fetched 2026-05-30. Two things matter most at this size: how the price scales as you add a second or third unit, and whether there is a per-booking fee skimming each reservation.

Hospitable uses a base-plus-per-additional-property model. Host is $29/mo with one property included and +$1 per extra; Professional is $59/mo with two included (+$2 each); Mogul is $99/mo with three included (+$3 each). There is a free Essentials tier ($0) that gives a unified inbox and automated messaging but no channel sync. All tiers include a free 30-minute orientation call, with an optional paid rapid-rollout add-on, so there is no mandatory onboarding fee. The subscription carries no per-booking fee. One caveat: Hospitable's optional direct-booking site (Professional and Mogul) processes direct payments with transaction fees (listed on the pricing page as Basic 1%, Premium 4% + 3%); that applies only to direct bookings taken through your own site, not to OTA reservations. (Source: hospitable.com/pricing, fetched 2026-05-30.)

Lodgify charges a flat rate per property. Starter is $16/property/mo but adds a 1.9% booking fee; Professional is $40/property/mo with a 0% booking fee and free onboarding sessions; Ultimate is $59/property/mo with 0% fee plus Google Vacation Rentals. Annual billing is 20% off, bi-yearly 25% off; there is a free trial, no card required. (Source: Lodgify pricing via Capterra. Note: lodgify.com/pricing returned HTTP 403 on this pass, so these figures are from the Capterra pricing page and search aggregation, not the live vendor pricing page.)

The math at 1, 2, and 3 listings

This is where the two models diverge. Because Hospitable includes properties in the base and Lodgify charges per property, the gap widens as you scale within the 1-3 range.

The caveat: those tiers are not feature-identical. Hospitable's direct-booking site is gated to Professional ($59) and up, so a like-for-like comparison against Lodgify Professional (which builds you a bookable website on every tier) is closer than the raw sticker suggests. If you want commission-free direct bookings, you are comparing Hospitable Professional ($59 base, plus direct-booking payment-processing fees) to Lodgify Professional ($40/property), not Hospitable Host to Lodgify Starter. (Source: both vendor pricing surfaces, fetched 2026-05-30.)

Channels and the direct-booking question

Both tools cover the OTAs that matter. Hospitable syncs Airbnb, Vrbo, Booking.com, and Agoda on all paid tiers, with its direct-booking site added on Professional and Mogul. Lodgify includes a channel manager on every tier and a bookable website builder on all tiers, with Google Vacation Rentals on Ultimate. One honest gap: the exact enumerated OTA list was not spelled out on the Capterra pricing page we fetched; Capterra describes Starter as including 'channel manager' with Airbnb, Booking.com, and Vrbo sync, so the specific channel names are taken from that listing rather than the live vendor page.

The real reason to pick Lodgify is the website. Its builder is designed to push guests toward commission-free direct bookings, and reviewers credit it for exactly that. One five-star Capterra reviewer reports getting around half of bookings direct (quoted below). If cutting Airbnb and Booking.com commission is your strategic goal from the start, Lodgify's website-first design is a stronger fit than bolting a direct site onto Hospitable's higher tier. For pure calendar-sync-and-automate, Hospitable is leaner. See Lodgify's website builder plans or compare Hospitable's tiers.

One fee detail that affects your payout

Worth flagging for Airbnb hosts: Airbnb moved PMS-connected hosts to a single host-only service fee of 15.5% starting 2025-10-27 (replacing the older split-fee model). Hospitable's help documentation notes hosts can use its Markup feature to offset this cost by raising the guest-facing price; it does not claim Hospitable automatically keeps your payout stable, so the adjustment is something you set yourself. (Sources: Airbnb fee-change coverage and Hospitable help docs, fetched 2026-05-30.) This is informational, not financial advice; confirm your own payout and markup settings.

What reviewers actually say

On Capterra, Hospitable rates ~4.8/5 and Lodgify rates 4.5/5 (roughly 1,293 reviews). The praise pattern for small hosts is consistent — affordable, intuitive, time-saving. The criticism pattern is also consistent, and it is the same for both: support response times. We list balanced quotes below. Note: no qualifying first-party Reddit or BiggerPockets permalink quote was obtained on this pass, so all quotes are named Capterra reviews with dates. Any Trustpilot figure (e.g. ~4.8/5 for Lodgify) is from search aggregation, not a fetched Trustpilot page, and is excluded from the ratings above.

What real hosts say

Price point is very fair ... extremely intuitive ... top notch

— Daniel J., Owner Operator (Hospitality), 2025-08-20, via Capterra

Hospitable has been extremely disappointing when it comes to customer service. Even after paying for their priority support plan, they don't respond or provide any real help.

— Ahmed M., Owner (Hospitality), 2025-11-07, via Capterra

We get regular direct bookings ... Around 50% of bookings come direct, saving a tonne of commission fees that would otherwise go to Airbnb and Booking.com

— Nigel W., Retired property owner (Hospitality), 2026-02-14, via Capterra

The onboarding experience was so-so and, honestly, pretty frustrating ... Now that everything is running, the platform is much easier to use and quite powerful.

How does Airbnb's 15.5% host-only fee affect me?
